THC and its partners, Bible Way Church and Mission First Housing Group, developed the 223-unit new 12-story concrete building on a site at the northeast corner of 4th and K Streets NW, currently owned by the Church in the Mount Vernon Triangle neighborhood.

The site, located 4 blocks, or 0.4 miles, from the Mount Vernon metro station stop, and 6 blocks from Union Station, has major visibility in the neighborhood, with its long frontage along I-395, as well as its K Street frontage. This innovative development consists of two components: 1) the Grandfamilies Component which provides 50 – two and three bedroom units of housing for grandparents raising grandchildren, serving families with income levels between 30% – 50% AMI; and 2) the Affordable Component providing 173 units providing studio, junior one, one, one plus den, and two bedroom units of housing serving individuals and families with income levels at or below 60% of AMI. Each Component has its own distinct entrance and amenity spaces; with shared parking. The Grandfamilies Component has a significant support service program, targeting both the children and the seniors, including a Grandparents Library, a Fitness Room, a Kid’s Room, and a Social Service Staff area. Each lobby has 24-hour concierge service. Amenity space for each Component (Grandfamily and Affordable) is included. To the north of the Grandfamily entrance, residents can enjoy an over 9,500 square foot landscaped area, including a basketball court, garden, and courtyard. Additionally, a large flexible community room for the Grandfamilies is located on the 12th floor, with expansive City views. A Grandfamily laundry room and lounge is located on each residential floor. The Affordable Component of the building includes a fitness room on the ground floor, a business center, courtyard, and community room on the second floor, and a roof deck with laundry rooms located on each floor. The project is designed to meet Enterprise Green Communities 2011 criteria, with a focus on healthy homes and indoor air quality. Construction completion August, 2018.
