CAPITOL GATEWAY


Capitol Gateway, a project of 1100 total very low-income units in Southeast Washington, D.C. was awarded a $30.1 Million HOPE VI grant in August 2000 to completely revitalize the 80 acre community as a mixed income neighborhood, including a new commercial strip anchored by a major grocery store. The application was among the highest scorers in the 2000 competitive grant process. Demolition of the old public housing was completed in November 2005 and the new 152-unit senior building was fully occupied by June 2005. The remaining approximately 1200 unit revitalization mixed income, mixed tenure has created a new resurgence to Southeast Washington, DC and a new gateway from Maryland into DC.

GLENNCREST/TRIANGLE VIEW


Glenncrest, a former public housing site, Eastgate Gardens, of 330 barracks style dilapidated homes on a twenty-acre hillside along Benning Road in Southeast D.C., THC and its partner, A&R Development were selected to redevelop the site and to cause extensive redevelopment of the surrounding community. DCHA and the THC team were awarded a $20 Million HOPE VI grant in June 2004 that redeveloped the site as townhomes. Construction of a 100 unit off site senior building was completed in November, 2006. The construction of this $45 Million family housing community produced 211 of affordable and market-rate units.

THE OAKS AT RIVERVIEW


The Oaks at Riverview, a project of 488 low-rise, barracks style public housing units in Tampa, Florida was demolished to make room for a mixed income, mixed tenure community of 346 new units on site and 488 units in the surrounding community. The site includes a new senior center and community center serving all of North Tampa. THC and its partners, Mid-City and Russell New Urban Development wrote the HOPE VI grant application that was funded in 2001 after the Housing Authority had been unsuccessful in two prior applications.

GOLDEN RULE APARTMENTS


Golden Rule Apartments, THC and its partner, Mission First Development, were selected by Bible Way Church of Northwest Washington, D.C. to rehab an existing 183 unit apartment building as affordable housing in one of the District's quickly gentrifying areas. The renovation was done with residents in place. Working closely with the City and the community, the project was completed in December 2007.

FELLS POINT STATION


THC and its partner, MissionFirst HDC are the developers of Fells Point Station, a former police station built in the 1860's and an adjacent surface parking lot, located in Upper Fells Point, Baltimore's oldest waterfront neighborhood. Slated for Fall 2013 completion, it will include 47 one and two bedroom units and retail at Bank and Broadway.

THE SEVERNA


Golden Rule Apartments, Inc. (GRA), in partnership with THC and MissionFirst Development as developers for this project, has completed the redevelopment of the former Golden Rule Center site to The SeVerna: a 100% affordable 60-unit rental development in the first phase of development at First and K Streets, NW. The site is located in the Northwest One Superblock, a highly visible and significant New Communities planning area for Washington, DC. It is the first of several developments planned over the next few years.
