Fells Point Station
THC and its partner, MissionFirst HDC are the developers of Fells Point Station, a former police station built in the 1860's and an adjacent surface parking lot, located in Upper Fells Point, Baltimore's oldest waterfront neighborhood. Slated for Fall 2013 completion, it will include 47 one and two bedroom units and retail at Bank and Broadway.
This is an urban renewal, residential project that rehabilitates an existing building, and adds an addition totaling 53,000 s.f. This addition will be a three-story, wood framed building containing 47 apartment units above a concrete pedestal with 3,500 s.f. of retail below. Amenities will include a lobby, business center, multi-purpose room that looks out onto elevated landscaped courtyard, and exercise room. The elevated courtyard is a green roof structure, which will cover the parking and hardscape areas, in addition to providing amenity space.
Baltimore City agreed to sell the vacant 16,000-square-foot former police station and adjacent parking lot for rental housing in September, 2009. Sited in Baltimore's East Harbor Empowerment Zone, this combination of historic renovation and adaptive reuse will be the first new construction in Upper Fells Point in over 50 years. 1621 Bank Street, which we have named "Fells Point Station," is a transit oriented development with public transportation available to the front door. Additionally, there will be 33 indoor parking spaces provided for tenants.
